Sellers were looking to lighten their workload by selling one of the properties in their portfolio. The challenge was selling a property that was more than 100+ years old with foundation issues for top dollar. With the moratorium and pandemic still in effect, buyers were shying away from opportunities with compressed CAP rates and limited upside.
Also most fourplex buyers who were interested wanted it as an owner-user and anticipated getting a unit delivered vacant - which was hard to deliver since the property was 100% occupied and the tenants showed no interest in relocation.
Through our targeted marketing campaigns and intimate understanding of the East LA market we were able to source the perfect buyer. An investor/owner-user who eventually plans to move into the subject property but has no immediate requirements to take possession of the unit.
After completing inspections and discovering the scope of work required, we were able to come to a fair agreement on price. Win-win-win.
