The following case study describes our process selling our recently closed property at 559 Sunset Avenue, Los Angeles, CA 90291.

Deal Story

559 Sunset Avenue in Venice Beach was brought to our attention by another real estate agent within a different brokerage company. Due to our extensive track record and qualified list of buyers, the agent tasked us with bringing an offer to the table.  

We immediately put together a list of the most active buyers in Venice Beach that strictly work on value-add apartments. Within a few hours of making a couple of calls, we presented the agent with a strong offer with a short due diligence and no loan/appraisal contingencies. After getting our offer accepted and inspecting the building, we noticed that there was some unexpected deferred maintenance. With that being said, we were able to successfully negotiate a price reduction that was attractive to all parties involved.

There were a couple more issues that arose after going non-contingent, but nothing that we could not quickly resolve. It did require the close of escrow to be extended, but in the end, our calm temperament and experience enabled us to lead our buyer to weather through the storm. Lastly, we were able to negotiate for our buyer to receive three vacant units at the close of escrow.
