The following case study describes our process selling our recently closed portfolio at 1050 S. Hobart Boulevard & 3736 W. 1st Street, Los Angeles, CA 90006.
KingSide Investment Group of Keller Williams Downtown Los Angeles was entrusted to sell a portfolio of apartment buildings in the Koreatown neighborhood of Los Angeles. After the successful sale of other apartment complexes for said client in the past, the sellers awarded us the opportunity to exclusively sell a couple more buildings for them.
Prior to listing the assets, we outlined to the sellers our marketing plan (how we intended to market the buildings), the price point at which we thought we would expect to receive offers, and the price at which we expected the properties to potentially “trade” at or sell for in today’s market.
We were able to generate a total of twenty-two (22) offers and conduct multiple tours for the portfolio. With each buyer that the seller chose, we made sure that it was a strong and qualified offer from a buyer that owns other multifamily properties in the Koreatown market and focuses on buying value-add properties.
We hit a minor setback with one of the properties, but it quickly got resolved and both deals moved forward smoothly leading to quick closings. Both transactions closed escrow within 1% of the prices at which we expected the properties to potentially sell for in a seamless and timely manner.
We were tasked with selling a portfolio of apartments in Koreatown and we were able to hit it out of the ballpark. This is one of many portfolios we have been awarded over the years.
