The following case study describes our process selling our recently closed property at 909 S. Tamarind Avenue, Compton, CA 90220.
Kingside Investment Group is happy to announce the sale of a 4-unit apartment building on 909 Tamarind Avenue. This is a repeat client whom we sold her mixed-use building in Los Angeles. On this occasion, the client wanted to 1031 exchange into a single-family residence that would put the new investment asset closer to her family.
Once we began marketing the property, we were able to collect offers for the seller. The client ended up going with an offer that was close to the asking price and difficult to pass up on due to its short contingency period and close of escrow timeline. The buyer opened the escrow and stuck to his contractual timeline for contingencies. We hit a minor speed bump because the buyer and his agent could not find an insurance carrier to provide coverage. However, we were able to put the parties in touch with an insurance agent we’ve done a lot of business with, and the agent was able to provide competitive coverage for the buyers within a couple of days.
The seller was able to identify her 1031 exchange prior to the close of escrow, and the buyer was able to add another property to his portfolio that is relatively close to the other buildings that he owns. Both parties came away satisfied with the end-result and we were able to provide value to the buyer and his agent along the way.
As we get closer to the November 2024 election, our proposal count has ticked up dramatically. Owners are trying to determine which building(s) in the portfolio is under performing and/or is located in a less desirable area. In addition, owners are trying to determine is it beneficial to sell now and/or a later in the future. Or execute some cosmetic jobs prior to listing.
